How Long Does a Water Heater Last?

January 13, 2025

Now that the weather is getting colder, we're looking for additional ways to stay warm and cozy. And for many of us, this includes adding extra hot showers to our winter routines. Of course, all those extra showers can strain your wallet—and water heater. Will your water heater last through the season?

It's a question many homeowners ask. How about you? Is your water heater in its prime or near its life's end?

Let's take a deep dive and find out.

Water Heaters 101

If your water heater has been giving you the cold shoulder, or you're considering a replacement soon, here are some things to remember.

What is the average lifespan of a water heater?

The answer is that it depends. Traditional water heaters are more common in households and typically last between eight and 12 years. Once they reach the 10-year mark, they may become less efficient. So it's a good idea to keep tabs on them around that age. Tankless water heaters, which are gaining popularity due to their efficiency, might last between 15 and 20 years. Because they don't store water in a tank, tankless models tend to experience less wear and tear. However, they will probably cost more upfront.

Why Would a Water Heater Fail After Only a Few Years?

There are many reasons a water heater might fail.

Hard water

Hard water contains high levels of magnesium and calcium, which can build up inside the water tank and on the heating elements. This gunk or "scale" buildup can reduce efficiency and lead to problems. One way to help eliminate buildup is by scheduling an annual water heater flush.

Neglect

Neglecting your water heater's annual maintenance is a surefire way for it to fail prematurely. Like any appliance, regular care will help keep it functioning correctly and help to prevent recurring issues.

Age of water heater

As we mentioned earlier, the age of your water heater will play a role in its longevity. Traditional models should be monitored for performance once they reach 10 years of age. Around this time, they may start to become less efficient. Conversely, tankless models last 15 years or more but still require regular maintenance to run smoothly.

Should I Repair or Replace My Water Heater?

Minor water heater repairs are not uncommon. After all, your water heater works hard daily to heat water so you can shower, do laundry, and wash dishes. It's bound to need a little fix now and again. Some common issues that require repairs include:

Heating element repair

Lukewarm water can sometimes mean your heating element has gone bad and needs a replacement. This is not uncommon and a repair that A.J. Perri can quickly fix. Call us!

Leaks

Damaged pressure relief or drain valves can cause leaks in your water heater. If you have a leak, call us and we'll investigate.

Sediment Buildup

Again, a regular buildup of sediment in a water tank can result in poor water heater efficiency. We can remedy this and get you up and running again!

Replacing Guidelines

A.J. Perri recommends replacing your water heater if:

  • It is over 10 years old
  • Leaks often
  • Doesn't supply warm water consistently
  • Has rust around the tank
  • Makes noises
  • Needs constant heating repair

What's Best? Traditional vs. Tankless Models

Need help determining which water heater is best for your home? Here is what both types can offer.

Traditional Water Heater

Traditional water heaters use tanks to store water. Benefits:

  • Keep water heated 24/7
  • Low operating costs
  • Energy-star certified
  • Easy igniting with pilot light

Tankless Water Heater

Tankless models work "on-demand" —meaning they only heat water when you need it. Benefits:

  • Requires less space (no tank)
  • Quicker delivery of hot water (less waste)
  • Longer lifespan
  • More capacity for hot water
  • More advanced technology
